Singapore Proposes Lower En Bloc Sale Thresholds to Revive Aging Properties and Commercial Sites
Proposed adjustments to Singapore's collective sale rules could give aging developments on large sites, which have historically failed to gain sufficient owner backing, a renewed opportunity for redevelopment.
Industry experts noted that these changes could be particularly transformative for strata-titled commercial buildings.
The amendments, announced by the Ministry of Law on Tuesday, would reduce the required consent level for an en bloc sale to 65% for properties over 60 years old, and to 70% for those aged between 40 and 59 years.
Singapore Lawmakers Question Plan to Bulldoze Forests for Homes
Singapore lawmakers raised questions over plans to build homes on two forested sites, reopening a debate over how the land scarce city-state should balance its housing needs with environmental conservation.
The government last month announced plans to clear about 15 hectares of greenery in Maju Forest and a forested area around arts enclave Gillman Barracks for new housing developments. The proposals have sparked online petitions and spirited responses from environmental groups, residents and lawmakers from both the ruling party and main opposition Workers’ Party.
“We will proceed, but how we build is important,” Minister of State for National Development Alvin Tan said in parliament on Tuesday, as he fielded questions from lawmakers. Development plans have yet to be finalized and the government will continue engaging the public, he added.
